of Armscote, South Warwickshire. Here is where you can truly unwind in peace and quiet.
Armscote village with some wonderful buildings including thatched cottages a fine Jacobean manor house. It is within easy
reach of quaint Cotswold villages, market towns, historic Warwick Castle, Shakespeare's Stratford-upon-Avon, not forgetting the many lovely
walks in the surrounding countrywide. Good food is served at the local Inn within easy walking distance of The Cottage and the nearest shop is
1 mile away.
The Cottage has retained original features including beams and exposed stone walls and has been furnished to a high
standard with gas fired C.H.
The ground floor offers a cosy comfortable lounge, separate dining room, fully equipped kitchen and full bathroom including shower.
A spiral staircase leads to the first floor has two bedrooms, 1 double and 1 twin. A cot and a high chair can be provided should you need them.
The cottage is set just off the courtyard of New Manor Farmhouse and has gated access from the lane making the garden, the
patio complete with garden furniture and bbq areas a safe environment for children.
Why not enjoy a relaxing drink and/or barbecue in the garden if the weather is fine.
Letting weeks are from Friday - Friday. Prices are as per the Tariff table given below. Please call for information and
pricing on Short Breaks.
All prices are inclusive of Linen, Towels, Gas and Electricity.
Unfortunately we are unable to accommodate pets and have a "No Smoking Policy"
within the Cottage.
Our letting week runs from Friday to Friday - short breaks are by prior arrangement and subject
to availability.

PAYMENT
We accept Sterling cheques, Sterling or Euro bank-transfer, Pay-Pal or Cash-(late bookings only).
We are now able to accept payments through our Paypal account - please contact us for more details
DEPOSIT
A non-refundable deposit of £75 per week booked must be sent within 5 days of your booking being confirmed.
The balance is due for payment 8 weeks prior to arrival. Any booking taken less than 8 weeks prior to arrival must be paid in full following confirmation.
Please note Short breaks must be paid for in full on confirmation of booking.
CANCELLATION
If cancellation occurs within 8 weeks of the holiday, you will be liable for the full rental. However should we be able to re-let
the property, your payment less deposit will be refunded.
CONDITIONS OF HIRE
Reservations of accommodation are accepted on the following terms and conditions. Once a booking has been confirmed by Mrs G
Plank, we will hold the booking for 5 days until we receive your payment. After this time, dates will be released if no payment is received.
No responsibility of financial liability will be accepted from the Hirer for any accident to them or loss or damage to their property/personal
belongings/motor vehicles, whilst at the holiday home, however caused during their stay.
The Hirer undertakes to keep the property and all furniture fixtures and fittings in or on the property, in the same state of repair and condition
as was at the commencement of the hire. Any breakages or damage must be reported to the owner and replaced or paid for before leaving.
The number of persons sleeping in the hired property must not exceed the number indicated on the tariff schedule, apart from a baby in a cot.
The owners reserve the right to refuse accommodation to any party exceeding the stated number of people.
